Seismic renovation & tenant improvement of a portion of the second floor, an area of 16,934SF, of an existing adult learning center for use as a charter school. Currently Puente learning center is a 2-story type V-B, fully sprinklered and with fire/voice activated alarm system. It houses an elementary charter school with 192 students on the ground floor and an occupancy B adult school on the second floor. The change of the occupancy will require a conditional use permit (CUP). Due to time constraint this project will change the building type from type V-B to II-B, upgrading the building to meet categories seismic requirements, including the addition of two exterior stairs.

The proposed seismic strengthening pays respect to the original architect’s design and strengthen the exterior seismic structure with additional bracing. The renovation allows Puente to serve a larger underserved community.
